2012 HVS U.S. Lodging Tax Study
The 2012 HVS U.S. Lodging Tax Study identifies the lodging tax rates levied at the
state, county, city, and special district levels, and the collection and distribution
of revenue from lodging taxes in all 50 states and in the 100 largest cities in
the United States. Where available, HVS gathered data on rooms tax collections for
the complete fiscal or calendars of years of 2007 through 2011. This data collection
effort allowed HVS to rank the 100 largest cities in the United States according
to their lodging tax rates in their urban center. Using known tax rates, HVS also
estimated the amount of taxable room revenue generated in each of the 100 largest
cities in the U.S. This study provides a valuable source of comparative information
for destination marketing and sales organizations and hotel sales managers. As cities
compete for price sensitive hotel business, lodging tax rates have become an important
factor in consumer choice, as they range from 9.0% to 17.5% of total lodging costs.

2012 United States Hotel Valuation Index
The Hotel Valuation Index
(HVI) tracks hotel supply, demand, occupancy, and average rate trends for
each 66 US markets and the US as a whole, and creates an income-and-expense projection
based on local operating costs. Increases in occupancy, average rate, and demand,
along with limited growth in supply thus far in 2012, are anticipated to result
in relatively strong growth in net operating income (NOI). These improving dynamics,
coupled with a fewer buying opportunities, are expected to yield a positive per-room
value change for the U.S. in 2012.
2011 United States Hotel Valuation Index
The HVI looks at hotel supply, demand, occupancy and rate trends for each market
area and creates an income and expense projection based on local operating costs.
It then capitalizes the resulting net income by an appropriate capitalization rate,
which produces an estimate of value for a typical hotel in that market. The HVI
tracks historical hotel values back to 1987 and projects them out to 2015. This
tool shows the high and low points of each cycle, the velocity of the declines and
recovery, and the overall value volatility of each market. HVS is the only hotel

Now in its second year, the 2010 Hotel Cost Estimating Guide has been updated to
include more useful information for hotel renovation decision-makers. A year ago,
seeing the need for quality and up-to-date hotel renovation costs, JN+A and HVScompass
prepared the first Hotel Cost Estimating Guide. This guide provided a quick, clear
reference with ranges of costs to broadly estimate the cost of hotel renovations.
Now, for 2010, due to the significant changes and volatility in the current market,
we have updated the Hotel Cost Estimating Guide to reflect current costs.

The 2012 European Hotel Valuation Index tracks trends in upscale hotel values in
33 key European markets. 2011 started as a year of improved performance, but it
deteriorated to renewed uncertainty about the future during the second half of the
year.

The 2011 European Hotel Valuation Index tracks trends in upscale hotel values in
33 key European markets. 2010 was a year of recovery for the hotel sector: average
hotel values per room across Europe, measured in euro, increased by 1.5%.
2011 European Hotel Transactions
Total European hotel transaction volume reached approximately €7.1 billion in 2011,
an increase of 9% on the €6.5 billion recorded in 2010.

The Hotel Franchise Fee Guide - Europe aims to assist owners in increasing their

is still much less developed than it is in the USA, but it is gaining ground.
